Compare and Decide for Yourself…
Because the concept of brownstone ownership is new to the market, there are several questions and features that require some explanation. For additional questions, please contact Dillin Homes at 419.356.1136

Q:

In a conventional neighborhood, a homeowner owns a lot and the home on the lot. For town-homes, they do not own the land, but they own the house. How does brownstone ownership differ?

A:

Brownstones are unique in that you own the land and the home, just as you would in a traditional neighborhood, however there is a “zero lot line” or shared interior walls as you would have in a town-home setting. The advantages are many, but aesthetically speaking, it allows us to create a ‘volume' of space that is practical, functional, yet impressive.

Q:

I've heard the word “urban setting” many times – to me, that sounds like parking will be a problem? Is it?

A:

Part of the beauty in creating a new development is in the planning – we've planned for parking! That's the good news. The great news is that we've planned for it so well, that, instead of accessing a garage from a driveway in the front of your home, detracting from the elegance and design of the home, we've designed two-car attached garages accessed from a private, rear auto court. Style and function.

Q:

I'm concerned about the uniqueness of my home. Too often homes in a subdivision look much like the next. In a brownstone concept, how is that overcome?

A:

This new and compelling concept has award-winning architecture. Additionally, the construction will complement the quality and features prominent in the Town Center . Finally, the Brownstone Village at Levis Commons will be the only residential community in Northwest Ohio of it's kind and it will strongly represent the elegance and beauty many have come to expect from the brownstone homes in cities like Boston, Chicago and New York.

Q:

We entertain quite a bit and enjoy the use of our front door. What are “urban” and “vertical ownership” entrances like at the Brownstones.

A:

Each home has an elegant, private front entry that opens onto the pedestrian-friendly sidewalk. Not only is it perfect for entertaining, but now YOU can be a guest at your own home! The front door is set up to be the main door for visitors and for owners utilizing the many attractions and amenities at Levis Commons.

Q:

Since “vertical ownership” in a brownstone means that we own our lot as well, and since there seems to be a good deal of green space around the area, what lawn maintenance responsibilities do we have?

A:

Enjoy graceful English courtyards, soothing fountains and inviting seating that is meticulously and expertly landscaped and maintained by the Homeowners Association.

Q:

What do you offer for outdoor privacy?

A:

The density adds to the quality and character of this new neighborhood. However, every Brownstone home offers spacious outdoor living options. A second story deck that expands the main living area, a dramatic fourth floor entertainment veranda with expansive views and complete privacy, a bistro table at the sidewalk to watch the world go by are all options available at the Brownstone Village at Levis Commons. Privacy and seclusion or views and entertainment are all options for outdoor areas at the Brownstones.

Q:
